Financing programs at a glance.

Quick reference on the capital sources behind our loan programs.

Fannie Mae DUS

Agency permanent debt program for stabilized multifamily (5+ units). Typically non-recourse, long amortization, and competitive fixed-rate pricing off the Treasury curve.

Freddie Mac Optigo

Freddie Mac's multifamily lender network — similar positioning to Fannie DUS, with its own loan products for workforce, seniors, and student housing.

HUD / FHA 221(d)(4) & 223(f)

Long-term, fixed-rate, non-recourse financing for new construction/substantial rehab (221(d)(4)) and acquisition/refinance (223(f)) of multifamily. Longer approval timeline than agency or bank debt.

CMBS / Conduit

Fixed-rate, non-recourse debt for stabilized commercial assets (office, retail, industrial, hotel), typically pooled and securitized. Best fit for larger, stabilized assets with strong in-place cash flow.

Bank Balance-Sheet Lending

Regional and community banks lending from their own balance sheet — usually the most flexible on structure and timeline for bridge, construction, and smaller commercial deals, at the cost of shorter terms and often recourse.

SBA 7(a) / 504

For owner-occupied commercial real estate where the borrower's operating business occupies 51%+ of the property — lower down payments, longer amortization than conventional commercial debt.
